ADAPTIVE REUSE AND COMPLETE CORE AND SHELL RENOVATION OF A HISTORIC SEVEN STORY WAREHOUSE BUILDING WITH BASEMENT FOR MIXED USE.

 

THE PROJECT WAS SUBJECT TO APPROVAL BY NEW YORK CITY LANDMARKS PRESERVATION COMMISSION AND INVOLVED RESTORATION OF HISTORIC FACADES.

AN ADAPTIVE REUSE OF AN EXISTING TWO STORY INDUSTRIAL BUILDING.

 

 THE RENOVATION AND ADDTION OF A THIRD STORY TO THE BUILDING CREATES A THREE STORY, 45,000 SQUARE FOOT MULTIFAMILY RESIDENTIAL BUILDING WITH THIRTY SEVEN UNITS OF VARYING SIZES AND FEATURES.

 

GROUND FLOOR UNITS INCLUDE BEDROOM LOFTS OVERLOOKING LIVING SPACES BELOW, THIRD FLOOR UNITS INLCUDE ROOF TERRACES AND OUTDOOR LIVING SPACES.

 

PROJECT IS CURRENTLY UNDER CONSTRUCTION AND IS SET TO BE COMPLETED IN 2016.
 

THE MILL​
MILLTOWN, NEW JERSEY
 

ADAPTIVE REUSE OF AN APPROXIMATELY 50,000 SQUARE FOOT HUNDRED YEAR OLD TIRE MANFACTURING PLANT IN MILLTOWN, NEW JERSEY.

 

BUILDING WAS DEVELOPED INTO FORTY-FIVE RESIDENTIAL UNITS OF VARYING SIZES INCLUDING A NUMBER OF TWO-STORY LOFT DUPLEX UNITS UTILIZING THE EXISTING EXPANSIVE FLOOR TO CEILING HEIGHTS IN THE BUILDING. A NEW PENTHOUSE STORY WAS BUILT ON TOP OF THE EXISTING BUILDING ROOF.

 

THE DESIGN INCORPORATED EXISTING INDUSTRIAL FEATURES SUCH AS THE SMOKESTACK AND WINDOW OPENINGS INTACT AS DESIGN FEATURES.

PSE&G, KEARNY, NJ

 

BILOW GARRETT GROUP DESIGNED, DEVELOPED, AND SERVED AS ARCHITECTS OF RECORD AND LEED ACCREDITED PROFESSIONALS FOR THE NJ UTILITY COMPANY. THE NEW BUILDING WAS DESIGNED TO ACCOMOMODATE MAINTENANCE GARAGE BAYS ON THE GROUND FLOOR WITH OFFICES, LOCKER ROOMS, LUNCH AND MEETING FACILITIES ON THE FLOORS ABOVE.

 

THE BUILDING IS PENDING LEED SILVER CERTIFICATION. THE SUSTAINABLE BUILDING STRATEGIES INTEGRATED INTO THE PROJECT INCLUDE ROOF GARDENS, SOLAR METAL PANEL SIDING DESIGNED TO COLLECT SOLAR HEAT IN THE WINTER AND DIFFUSE HEAT GAIN IN THE SUMMER, AND SITE STORMWATER MANAGEMENT SYSTEMS.  

 

DEER PARK SELF STORAGE
DEER PARK, NEW YORK

NEW 62,800 SQUARE FOOT THREE STORY SELF STORAGE BUILDING WITH A BASEMENT.

 

DESIGN INCORPORATED THE USE OF REFLECTIVE ROOF AND PAVING SURFACES TO MITIGATE HEAT ISLAND EFFECT, RAIN WATER COLLECTION FOR SITE IRRIGATION SYSTEMS, WATER EFFICIENT PLUMBING FIXTURES AND PREFERRED PARKING SPACES FOR HYBRID/ELECTRIC VEHICLES AMONG OTHERS. THE SITE ALSO MET REQUIREMENTS OF CONNECTIVITY TO THE LARGER DEVELOPED COMMUNITY THROUGH PUBLIC TRANSPORTATION AND ADJACENCIES.

 

THIS BUILDING WAS THE FIRST OF ITS KIND TO RECEIVE LEED CERTIFICATION FROM THE USGBC AND ACHIEVED A SILVER RATING FOR ITS USE OF SUSTAINABLE DESIGN STRATEGIES.
